Plumbing repair in San Gabriel, from mission-era streets to newer rebuilds

San Gabriel has some of the oldest housing in the valley, and old houses drip in their own ways. Message a picture of the trouble to (310) 628-9399 and we send back a quote.

Older than most of the valley

The city's own Housing Element report finds that 52.3 percent of San Gabriel homes are more than 60 years old, against 32.1 percent across the Southern California Association of Governments region (Housing Element). Census figures put the median year built at 1957.

Some streets are older still. The American Community Survey counts 2,444 of the city's 13,818 homes as built in 1939 or earlier. In those houses we often meet two-handle faucets, galvanized nipples behind tub spouts and shutoffs that have not moved in decades.

What we fix here

Five water companies, one city

According to the city's FAQ, San Gabriel "is serviced by five water companies," though "most customers are serviced by the County Water District" (city FAQ). Your bill shows which one you have.

For County Water District homes, the 2025 water quality report gives hardness of 17 to 200 ppm, averaging 97.4, which the USGS scale treats as moderately hard. That mineral load is why aerators crust over and old cartridges grind.
