San Gabriel's older houses and what their plumbing needs
Las Tunas Drive splits San Gabriel into two different housing stories. Knowing which side you are on helps us bring the right parts.

- 1771Mission San Gabriel founded
- 1913city incorporated
- 52.3%homes over 60 years old
- 2,444homes built 1939 or earlier
North of Las Tunas
The city's Historic Resources Survey describes neighborhoods north of Las Tunas Drive built mostly in the 1920s and 1930s, with Craftsman, Spanish Colonial Revival and Tudor Revival houses (Phase 2 report). Seven potential historic districts are named there, including Country Club Crest, Mount Vernon Park, Oak Knoll and Rosemont Park.
Plumbing in these houses is often a patchwork: newer fixtures on old supply stubs, tile set in thick mortar around the tub, and valves that predate any homeowner now living there.
South of Las Tunas
The Mission District grew up around Mission San Gabriel Arcángel, founded in 1771 and moved to its current site in 1775. Further southwest, the Phase 1 survey describes San Gabriel Village as a planned development begun by Percy Bilton in 1938, with about 760 properties (Phase 1 report).
Some southern lots have been rebuilt with larger newer houses, which bring modern cartridge faucets and one-piece toilets. Those need different parts from their older neighbors.
What we commonly find
- Two-handle compression faucets that can still be rebuilt.
- Tub spouts threaded onto old brass or galvanized nipples.
- Multi-turn shutoffs that weep when finally turned.
- Older toilet tanks needing measured flappers and fill valves.
Most homes get water from the County Water District, whose 2025 report lists average hardness of 97.4 ppm (SGCWD). Scale from that water shows up on all of the parts above.
